AI agent for home builders

A visit to the sales office costs a sales rep an hour. If half of those hours go to people who don't have the down payment, that's a screening problem, not an ad problem.

01

Why it breaks down today

The real problem, not the generic one.

Housing projects get a huge volume of inquiries, and a large share don't qualify: no savings plan, not eligible for a housing subsidy, or looking for a price that doesn't exist in that area. The agent asks the awkward questions before anyone asks for a sales rep.

02

What you get asked every day

The same five questions, answered instantly.

  • What's the starting price for the apartments?
  • How much is the down payment, and in how many installments?
  • Does a housing subsidy apply?
  • When is delivery? Is it pre-construction?
  • Can I come see the model unit?
03

How it qualifies leads

So your team only talks to people worth the time.

  • Budget and ability to cover the down payment
  • Project and unit type of interest
  • Whether they qualify for a subsidy and have a pre-approved mortgage
  • Purchase timeline: now, in six months, just looking
04

What it is not allowed to do

The part nobody shows in a demo.

  • Approve credit, pre-approve a loan amount or claim a subsidy is guaranteed.
  • Confirm availability of a unit it hasn't checked in the inventory.
  • Promise a delivery date that differs from the official schedule.
  • Negotiate discounts or terms outside the current sales policy.
05

What changes in day-to-day operations

No made-up numbers.

The sales office only receives booked visits that passed the budget and timing screen. The rep no longer finds out at minute forty that the person doesn't have the down payment, because that was already asked on WhatsApp.

06

What gets defined before it goes live

What is specific to this industry.

In the diagnostic we load the projects with unit types, price ranges and construction status, and define how to infer the budget without asking about income head-on. We also decide what happens to trade-show leads, which today tend to die in a list nobody types up.

The four setup phases and timelines are on the AI agency page; the method applied to your whole sales function is in our method.

07

Frequently asked questions

What people ask before hiring us.

Can it check available inventory?

Yes, if the builder keeps its inventory in a system that can be queried. The agent connects to it and answers based on real availability. Where there's no integration, the agent doesn't make things up: it answers with ranges and escalates to a sales rep.

How does it ask about budget without scaring the prospect off?

It doesn't ask head-on. It works it out by talking about unit type, location and payment method, which is how a good sales rep does it. Asking directly about income is what kills the conversation.

Does it work with several projects at once?

Yes. Each project is loaded with its location, unit types, price ranges and construction status, and the agent routes based on what the person is looking for. It can also suggest an alternative project when the budget doesn't stretch to the one they asked about.

What about leads from trade shows and events?

They go into the same flow, and the agent makes first contact while the lead is still warm, the same day. That's where the most value is lost today: lists that get typed up a week later, when the person no longer even remembers the booth.

The next step

One hour, your numbers and an honest answer.

By the end of the diagnostic we know whether an AI agent is what your operation needs right now, or whether something else has to be sorted out first. If it's the latter, we'll tell you.
