AI agent for real estate agencies

A prospect messages you at ten at night about a property they saw on a listing portal and asks if it's still available. Answering the next morning is already too late.

01

Why it breaks down today

The real problem, not the generic one.

In rentals and sales, the volume of repeat inquiries is huge, and almost all of them are the same five questions per property. Reps answer them by hand, one by one, and get to the one that was actually going to close too late. The agent answers instantly and books only the people who meet the requirements.

02

What you get asked every day

The same five questions, answered instantly.

  • Is it still available?
  • How much is the rent plus building fees?
  • What are the requirements to rent?
  • Are pets allowed? How many parking spaces does it have?
  • When can I see it?
03

How it qualifies

So your team only talks to the people worth talking to.

  • Property of interest and whether it's still available
  • Total budget against rent plus building fees
  • Whether they meet the rental or mortgage requirements
  • Date they need to move in or buy
04

What it's not allowed to do

The part nobody shows in a demo.

  • Confirm availability without checking the system.
  • Approve a rental application or say it will be approved.
  • Negotiate rent, discounts or lease terms.
  • Give out the exact address before the rep authorizes it.
05

What changes in day-to-day operations

No made-up numbers.

Reps stop typing "yes, it's available" fifty times a day. They get booked viewings with people who already know the total rent, already know the requirements and have already said they meet them.

06

What gets defined before go-live

What's specific to this industry.

In the diagnostic, we connect the inventory so the agent can answer by property code, and we write down the rental requirements exactly as the agency applies them. Saying "available" without checking is the most expensive mistake there is.

The four setup phases and timelines are on the AI agency page; the method applied across the whole sales function is in our method.

07

Frequently asked questions

What people ask before hiring us.

Can it answer questions about each specific property?

Yes, as long as the agency keeps its inventory in a system that can be queried. The agent identifies which property the inquiry is about —usually from the portal's listing code— and answers with the real data from that listing.

Can it handle the rental application review?

It doesn't approve applications, but it explains the requirements, collects the documents and attaches them to the opportunity in the CRM. The decision stays with whoever reviews the application.

How does it avoid booking viewings with people who don't qualify?

Before offering a time slot, it asks about approximate income relative to the rent, type of employment contract, and whether they have a co-signer or rent guarantee insurance. It's the screening that happens at the viewing today, moved to the chat.

Does it work with leads from portals like Fincaraíz or Metrocuadrado?

Yes. Portal leads enter the same flow and get an immediate reply. In rentals, answering in minutes instead of hours is practically the whole game.

The next step

One hour, your numbers and an honest answer.

In the diagnostic, we find out whether an AI agent is what your operation needs right now, or whether something else needs fixing first. If it's the latter, we tell you.
